The 2012 pricing strategy for Contra Costa County homeowners is the same as the one in 2011, 2010 and as far back as I can remember.

Pricing according to the market from the get go is the only strategy. Otherwise you end up chasing the market and in this climate, it is a chase downward.

The question to ask yourself when putting your home on the market – Am I In the Market? or Am I On the Market? In order to sell – you want to be in the market.

The graph below shows that more buyers purchase their properties at market value. Very few if any offers are received with a property is priced above market. Pricing it right increases your opportunity to attract more buyers and get your home sold.
