Even though many home buyers are using the Internet to search for homes they underestimate the value of working with a Realtor right from the get go.

The Internet is indeed a place to start as it will give you some understanding of home prices in neighborhoods and the types of homes in those areas. And using the Internet to start your search will in many cases save you time. But once you determine the neighborhood and your price range, it is advisable to contact a local Realtor.

Going to open houses on your own in hopes of finding the right house is a tedious procedure. You cannot get all the nuances about a house from the Internet nor do the pictures in many cases match the condition of the property. Even as a Realtor what I view from MLS photos and what I see when I view the property don’t always match.

Many buyers do not have a thorough understanding of the difference between short sales, foreclosures and REO properties. A Realtor can explain the differences to help you make an informed decision about which type of home you want to pursue.

A Realtor has access to volumes of data to help you analyze and sort through the different neighborhoods based on home prices and amenities and give you the information to make an informed offer on the home you choose.

A Realtor can also help point you in the right direction to get financing and pre-approved. You get all of these services and so much more at no charge. In most real estate transactions the Realtor’s fees are paid by the Seller.

You gain more by employing the services of a Realtor than trying to go it alone.
